Master Plan Approved At Planning Commission

On today’s show, we’re talking about our project called Carmen Line in Colorado Springs. This is a major expansion of the city of Colorado Springs to the east. The history of this property is that it was once called the Norris ranch, part of a cattle ranch. It was assembled to comprise about 20,000 acres. The owner of Norris Ranch was Mr Norris. He was the Marlboro man in the cigarette commercials? And yes, he was a non-smoker, thanks for asking.
In 2022 we required the last remaining piece of the Norris ranch from Steve Norris son of Mr Norris. The project was called Norris Ranch when we acquired it, but it turns out there were numerous other properties with the same name, and it was becoming difficult to distinguish them.
The city asked us to come up with a new name. I’ll have more to say about that later on in the show. Well, yesterday our project came overboard the city’s Planning Commission. I’ll give you the punch line up front, the project was approved by the Planning Commission and recommended for first reading next month in front of the City Council.
Annexing gives us access to utilities including water, waste water, electricity, and natural gas. Most importantly, our property is the bridge to providing services to the Shriver Air Force Base so unless our project is annexed, there’s no really direct path to providing those services to Shriver at any point in the future.
So, why this location? Why does it make sense to expand the city in this way? Well located East of the continental divide, this immediate area gets about 22 inches rainfall a year.
When completed, our project will contain thousands of residents. It’ll define four different densities of residential, commercial, retail, industrial, schools, office, fire department, police department, electrical substations, parks and all of the things you would want to see in a community have been designed into our master plan project.
So back to the naming of our project. We came up with another name called Common Line, which they loved. You might be wondering what the Common Line is, well, itβs that fuzzy line at the edge of our planet where the atmosphere ends and outer space begins.
That line is where the mandate for U.S. Space Command begins. So our project is called Common Line. We’re excited to be in front of City Council next month and we’re excited to get this project underway.
