Welcome to this latest blog post, I’m Victor Menasce and today I’ll be discussing a concerning report from the United Kingdom that should be on the radar of all real estate investors particularly those in the US. While the issue hasn’t hit home quite yet, I have a feeling it’s only a matter of time. The title of our discussion—the A New Warning About Spray Foam Insulation—already starts to highlight the cause for concern but let’s dive in deeper to fully understand the implications.
The Background: Urea Formaldehyde Foam Insulation
In the 1970s and early 1980s, a thermal insulation product known as ureaformaldehyde foam insulation made its presence in buildings thanks to its expanding foam properties. However, health issues rose swiftly due to dangerous off-gassing of formaldehyde leading to its banning in Canada in 1980 followed by the United States in 1982.
The Rising Concern: Spray Foam Insulation
Today’s concern is directed towards spray foam insulation that has gained traction for its high insulation values, comprehensive coverage, and excellent performance. Despite the benefits, I urge caution. The chemical reaction process that produces isocyanate vapor and aerosols during the curing process could potentially cause health risks. Some manufacturers recommend a 24-hour waiting period followed by thorough ventilation until all gases have escaped.
The UK Report: Unforeseen Consequences
A recent UK report has flagged a major outcome – a reported 300,000 homes in the UK are now neither mortageable nor saleable after using spray foam insulation. The Building Safety Regulator in the UK has outlined concerns that this type of insulation, particularly when applied to timber slope roofs in existing dwellings, may create or conceal moisture risks. Over 5 years, these issues could lead to significant rot of roof timbers or mold growth.
What the Future Holds
Despite recent reports, foam insulation products continue to be promoted and are even eligible for various energy rebates in the UK. Even some North American building inspectors persist in insisting on its use. My recommendation is to tread lightly, using it sparingly and only in those few places in which it is absolutely essential until we have more extensive, conclusive research at our disposal.
