Learning in the Field: Insights from a Real Estate Conference
Today, I want to share my experiences and insights gathered at an exclusive conference held in Asheville, North Carolina. The event was focused on building thriving communities and it brought together developers, investors, and thought leaders from the world of real estate.
The PullTay Approach
Sexsoning the stage was a senior executive from the PullTay Group, the nation’s third largest home building company. PullTay, unlike its competitors Lennar and D.R. Horton, is not chasing growth aggressively. In the race of growth, they have a different approach – they go slow. Interestingly, while they are aware of interest rates influencing their home buyers, their operations are not directly affected because they fund all their projects with cash. This all-cash model stems from the capital raised in the public markets, and the recirculated profits from their business. These are reinvested to fuel the growth of their development communities. What’s interesting is their emphasis on achieving a slower but qualitatively manageable growth rate, by only picking projects that offer the best risk adjusted returns.
Dell Web: A Profile
Another company that was of interest to us at the conference was Dell Web Corporation, an active adult company purchased by PullTay in 2001. We invest in active adult products, hence our curiosity was piqued by Dell Web’s presence. Their real estate business is catered towards a specific demographic and constructing communities in A&B locations, adopting a cautious approach similar to PullTay’s.

These events provide me with an incredible opportunity to interact with leaderships like PullTay’s, and learn about their unique strategic approach in real estate investment. It’s a great platform to pose questions and gain insights from their hands-on approach to building thriving communities. While they may be moving slowing, PullTay is certainly moving with caution, consistency, and a commendable focus on developing communities right.
