A Look Into The Future of Shipping: Going Onshore

In this episode titled “Shipping Goes Onshore,” we look at a new era of shipping that is about to sweep across the North American region, which is likely to cause a significant labor disruption.

The Shifting Landscape

Predicted disruptions at ports are not only going to impact imports that consumers enjoy, but they can also have an effect on exports, mainly agricultural products. With the looming threat of potential strike actions by longshoremen, which could lead to weeks, if not longer, of shipping shutdown, it captured my interest to probe further into the logistics of shipping, the substantial space needed and how this all ties into real estate.

Inland Ports: Solution to Land Constraint Issues

Remember the congestion at the ports of Los Angeles and Long Beach during the pandemic? It was mainly due to one thing – these ports are land-constrained. The solution? Moving the port to areas with an abundance of acreage available, such as Utah! An inland port of 16,000 acres means no more jigsaw puzzle of managing stacks of containers. The new process involves lifting a container off a ship by a crane and immediately placing it on a rail car to be sent to Utah for sorting and redirection to its ultimate location.

Partaking In The Inland Ports Opportunity

Indeed, the creation of Inland Ports presents a thrilling new opportunity in real estate, and our team has already started working on a project near an inland port location in Utah. Contrary to what you may be thinking, we are not raising capital for this project yet; we are purely seeking to identify the specific product that would best suit the location.
